New board member set to begin next week.

This board is a 5-member body responsible for hearing appeals from individuals who are requesting exceptions/variations from city ordinances in regard to land use and building requirements / from individuals who are questioning the appropriateness of orders made by city officials
Board members include, Alanna Faith, chair, Nina Holzer, Priscila Rocha, Arleesha Wilson. A new fifth member – Marcus Madison – is set to start soon, but we are not sure precisely when. Liz Kukla, board secretary, & City Planning staff typically attend these meetings.
The board hears requests for zoning variances from regulations pertaining to signs, yard regulations, lot width requirements, off-street parking requirements, fences, etc. The board hears appeals concerning Housing, Zoning and Business Maintenance Codes.
The meeting is set to begin at 9:30am. The meeting hasn't been called to order yet. They're waiting for another board member to arrive. The parking lot is packed, apparently something to do w/ the supreme court, they said. The member arrived near 9:39am, & they began after.
Role was called, & they have a forum. With only 3 members, all motions must pass w/ a unanimous vote. One absent today. Calendar No. 24- 138 & 141 is on postponement to October 14th.
They will be hearing 142, 143, & 144 together. The court reporter is also virtual today, so it sounds like they will be saying & spelling names frequently. There's been no change in zoning since 1929. A permit was issued for 2311 to demolish on site. This will be straightforward.
Motion was taken, vote was called, & these are granted. Next on the agenda is No. 24-112. They went over the history of the property. The zoning remains the same since 1929. It's not w/in a 1,000 ft - which is not what's on the agenda. There is a big back yard w/ lot of space.
The type of people that will be living here will be coming from mental health institutions. There will be no homeless / sex offenders living here. As far as staff, there will be 24 hour staff, 3 shifts - and cameras throughout the facility.
The property located North of the property, which South Shores Home will buy when it becomes available is considered Probate. Property is considered probate property when it is part of a deceased person's estate. There is construction going on with the roof, & it's loud!
A call in user Ms. Hickey, said that she uses the area for therapeutic activities. She works with the state and the residents as well. Ms. Scott has made a comment on behalf of city planning. 16 people is a lot for a community.
The next community meeting is October 26th. This is for Ward 4, Deborah Gray. They go to questions from the board now. The main floor will have 4 bedrooms, & on the 2nd floor will be 5 bedrooms. *It was asked if the front of the home could be a 3rd unit.*
It was said 12 months total, 9 people were allowed to live here. It was said to test the waters and see how it runs. Based on the extensive conversation, approval conditionally was made. Only 9 occupants, & updated site plans to show there is 1 bed per room.
Motion was made, seconded. October 7th will mean ratification. No. 24 112 is granted w/ several conditions. Marcus Madison has arrived and is the new board member.
Calendar No. 24-136: 522 Literary Rd. No change in the zoning since 1929. The proposal is to attach a garage and rotate it 90 degrees. Motion was made, it was seconded, all yes' - Calendar No. 24-136 is granted.
Next on the agenda is Calendar No. 24-137: 6719 Sebert Ave. This is for Rebecca Maurer, Ward 12. Kevin Travick Sr, owner. Kent Whitley is also here to speak on the matter. Motion was made, seconded, role was called. Motion granted conditionally.
Next item on the agenda is Calendar No. 24-145: 3943 W. 117 St. This is for Ward 11, Danny Kelly. Annie’s Properties LLC, owner, proposes to install an 8 ft tall fence in a C1 General Retail Business District. The board would like to postpone this. They'll come back.
